|New Build Certification|
Where new build residential properties are not covered by NHBC or other new build warranties the issuing of a Professional Consultant’s Certificate is essential if they are to be mortgageable in the future.
The Professional Consultant’s Certificate is in the format of the Council of Mortgage Lenders and is backed by our Professional Indemnity Insurance policy of £1,000,000.00 (One million pounds) per claim.
Certification is generally to one-off self build properties, although we have provided certification for various development schemes. Most recently this has included a prestige development of 37 flats in a large listed building in Cardiff Bay.
The certificates are normally issued at stages during the construction process and the frequency of these will depend upon the requirement of the mortgage lender. Normally four certificates are issued at the following stages.
Stage 1 All works complete to damp proof course level.
Stage 2 Property complete to roof level and weather tight.
Stage 3 Internal plastering and first fix of joinery completed.
Stage 4 Final. All works completed.
Quotations can be given for individual projects. The cost of supervision per unit is typically in the region of £800.00 plus VAT.
